How to Register on TNREGINET Portal?

To access all the services on Tnreignet, you must need to create an account.

• First visit official website “tnreginet.gov.in“.
• Now click on the Registration > User Registration on the main page.
• Select the user type (e.g citizens, document clerk, laywer, firm registration)
• Fill the information : Username, password, security question, personal details, ID proofs, user classification, other details & OTP.
• Submit the form and confirm with the OTP sent to your email or mobile.

An Encumbrance Certificate (EC) shows the legal and financial status of a property.

1. Log in to TNREGINET.
2. Go to E-Services > Encumbrance Certificate > View EC.

   • EC Search: Enter zone, district, Sub-Registrar Office, dates, village, survey number, and subdivision number.
   • Document-wise Search: Enter document number, year, and SRO.
   • Plot/Flat-wise Search: Enter the required details.
4. Fill in the captcha and click Search.
5. The EC will appear on the screen, and you can download it as a free PDF.

Property Registration

To register a property (like a sale deed or gift deed):

1. Log in to Official Portal.
2. Go to Create Application > Create Document.
3. Choose the document type (sale deed, mortgage, etc.).
4. Enter the property details (location, survey number, etc.) and details of the buyer and seller.
5. Upload the required documents (sale agreement, ID proofs, etc.).
6. Use the portal’s tool to calculate stamp duty and pay online.
7. Book an appointment with the Sub-Registrar Office (SRO) for verification.
8. Submit the application and note down the reference number for tracking.
9. On the appointment date, visit the SRO for final verification.

The guideline value is the minimum property value fixed by the government for registration.

1. Go to official sit and click Guideline Value on the homepage.
2. Select the date range (e.g., from 01-07-2024 for the latest rates).
3. Enter details like region, registrar office, village, street/survey number, and land type.
4. Click Search to see the guideline value of the property.
5. Use this value to calculate stamp duty and registration fees.
